General terms and conditions of business

General Terms and Conditions (GTC) for renting the apartment "The Urban Vienna" at Arsenalstraße 16, 1100 Vienna.

The following regulations apply upon conclusion of the contract for a rental period limited in the rental contract.

Preliminary remark: The following regulations are intended to avoid misunderstandings. In general, a direct conversation usually clarifies things much better than any set of rules.

1. Contact details: (landlord)

The Urban Vienna: www.THEURBANVIENNA.COM is operated by Dipl.-Kfm. (FH) Christian Baier. Arsenalstrasse 16, 1100 Vienna.

2. Conclusion of contract (rental contract)

With the binding booking of the apartment via the landlady, which can be done via the Internet, in writing or by telephone, a contract is concluded which becomes effective when all the required information is available and the confirmation of the booking has been sent by the landlord by e-mail.

3. Payment of Contract Price

The costs of the final cleaning and the visito's tax to be paid to the municipality are billed with the rent. The payments are to be made in accordance with the reservation and the cancellation agreements.

4. Moving into the rental property (arrival)

The tenancy begins on the day of arrival with the takeover of the apartment from 3 p.m. and ends on the last day, unless otherwise agreed, at 11 a.m.

5. Key

The keys will be handed over personally.

6. Departure

Unless otherwise agreed, your apartment must be returned to the landlord or a person commissioned by him in a proper condition by 11 a.m. on the day of departure. The cost of the final cleaning will be charged with the rent. On departure, doors and windows are to be closed and the dishes are to be left washed. The landlord or his representative has the right to carry out a detailed inspection. Any defects (damage or loss of inventory) must be recorded in writing and confirmed by the tenant by signing.

7. people

The rental property is only made available for the contractually agreed persons according to the booking. Subsequent changes require written permission from the landlord. This applies in particular to overnight stays of other people because of the visitor's tax to be paid. In the event of violations, the landlord is entitled to evict the persons not listed in the booking from the apartment. Incidentally, violations can justify any claims for damages.

8. Pets, Smoking

Pets are not allowed in this house. This also applies to the visitors of the tenants. Tenants are asked not to smoke inside the apartment.

9. Maintenance of the holiday home

The tenant(s) undertake(s) to treat the rented premises including inventory with care or to protect them from any damage. The tenant must compensate for damage to the apartment or inventory shortages during the rental period, unless he can prove that he himself and the persons accompanying him are not at fault for the damage or inventory shortage. If the inventory is incomplete or if there are existing or actual defects in the rental property, the tenant must notify the landlord immediately, otherwise the landlord is entitled to compensation claims based on this.
